Bank of Scotland is part of HBOS (Halifax Bank Of Scotland), so to streamline their operations, Bank of Scotland mortgages are provided via Halifax. This gives you three good reasons to consider a Bank of Scotland mortgage:

Bank of Scotland Mortgage Products (via Halifax)

First Time Buyer mortgages: The amount of deposit that you are able to provide will affect the product you may apply for and also the interest rate that you will pay. You can choose from a 2, 3 or 5yr fixed rate mortgage or a 2yr tracker mortgage.

Moving Home mortgages: If you have more than 40% deposit available from the equity in your current property then you may be eligible for a lower interest rate. Check with your mortgage advisor to find the best deal for you.

Buy to Let mortgages: Customers can invest in their first property or transfer their mortgage to the Halifax from another lender. You may be able to borrow up to 75% of the Property's value and this can be between £25,005 and £1,000,000.

Bank of Scotland is a lot like any other High Street lender: they're popular, but may not have the best value mortgage for you. In particular, the mortgage fees can add significantly to the cost. It's worth checking out other UK lenders too as some of them might be able to provide hundreds of pounds a year in savings.

Bank of Scotland mortgage fees

With any mortgage you need to consider the fees, and at the time of writing, Bank of Scotland has two components to its upfront charges:

  • Arrangement fees of between £995 and £1,495 (although some mortgages in their range do not have an arrangement fee)
  • Completion fees: every mortgage also has a completion fee of £245.

Altogether this could see you paying as much as £1,740 at the outset of your Bank of Scotland mortgage.

Bank of Scotland History

The UK's second oldest bank, Bank Of Scotland was founded in 1695 and is still based in Edinburgh, employing 20,000 staff. It was the first bank in Europe to print its own banknotes.

In 2001 the Bank of Scotland merged with the Halifax Building Society to created the HBOS group. In 2009, HBOS in turn became part of the Lloyds Banking Group.
