The Marsden Building Society
As a mutual building society the Marsden has no shareholders to pay and therefore uses profits to enable it to offer good savings, loans and mortgage rates. Established in 1860 it is based in Lancashire and has assets of over £360 million, current membership numbers are approximately 40,000. There are ten regional branches that employ over 120 people as well as internet banking and postal services. Since 2007 the society has worked in partnership with LV= (also known as Liverpool Victoria) to provide financial services for members as well as Royal & Sun Alliance Insurance Plc (RSA) to provide insurance products.
There are a variety of mortgage products available including offset, fixed, discount, standard variable and trackers. Not every product is suitable for all borrowers, speak to your advisor about which mortgage may be the best for you. There is no re-mortgage fee if you are borrowing less than £500,000. Early re-payment charges will probably apply to all loan products during the offer period so check with your advisor if this is important to you. If you move home within the discount period you may be able to transfer your agreed discount/fixed rate mortgage to your new property.
The Marsden Building Society Mortgage Products
Offset Account mortgages: The Marsden Building Society offer a two year discount on its offset accounts. You can overpay at any time and there are no early repayment charges. At the end of the discount period you will move to the Society's Standard Variable Rate, there are some tax benefits if you operate this kind of account, check with your advisor about how this might affect you.
Fixed Rate mortgages: These products allow you to arrange an agreed interest rate and thereby plan your mortgage expenses for up to 5 years, whatever happens to the Bank of England Base rate your monthly payments will remain the same over the agreed period.
Discount Rate mortgages: You will receive a discount from the Society's Standard rate for an agreed period of time. After this period you will move to the Standard Variable Rate for the remainder of the mortgage term. Interest is calculated daily and you are able to make overpayments of up to 5% in every twelve month period.
